Today is not a good day. I am completely over this job and this business. It is a tough job that knocks you down. Just like love. It will knock you down. I need a break and a long vacation. One that is not to Atlanta! I need a three week vacation...One week to spend at home packing and cleaning and being with my sweet Addie. The next week will be some where very tropical. White sand and blue water and a continuous flow of beer and wine. That sweet Addie will be with Memommy or Nana this week. The next week will be at home unpacking and resting. Please I am taking donations for this type of vacation. Husband is optional on all three weeks. Well maybe he can join on the middle week, but the other two completely optional.
Not only I am over this job, I am over this stupid diet I have been on for 1 1/2 months..NOTHING...I am so defeated with this too. I can not stay on a diet. Please some one wire my mouth shut. What is my problem??? I am sooooooooooooooo fat, sweet little Addie should be motivation enough..but That doesn't stop me from eating two ramekins of white sauce with my Japanese last night! UGH...Or that little gem of a sandwich from Chic-fila--Oh those waffle fries! Oh how about that LG sweet tea that I just had to have with the spicy sandwich. When will THIS stop....No signs in the future...I am heading to Atlanta next weekend.
It is college football, pro-football wings, piggies in a blanket, oh buffalo dip, meat dip, etc, etc...
Ok....Thanks for joining my pity party...there will be a next one! I am sure of it...

What to do with a falling ceiling???
Well the easiest answer is to replace it. Well duh? We have an older home in our long term rental program with a HVAC system that is less than two years old. Well it has been leaking due to a drain line leaking which was not installed correctly. Last week the tenant called and said the roof was leaking and could I come out to take a look. Well I called my roofer (WHICH ARE VERY HARD TO COME BY) and set up a time for them to come out the next day. Well I went ahead and went to the house to see what I thought and also to get a picture of the "damage". During my visit the tenant discovered that is actually was the HVAC system. Called out our new go to company and got the leak fixed. Well, well, well, received a call from the tenant this morning..THE CEILING HAS FALLEN DOWN. Remember now it is an older home...so cement plaster is the what is on the ceiling. Dear, dear, dear...Well next step...get the gosh darn HVAC fixed. Then get the maintenance company over to get the sheet rock up, tape it, mud it and WAIT for it to dry. You are thinking...what is the big deal...Well our receptionist is on vacation, so we are short handed in the office, this particular tenant will not allow workers in her house unless she is there or someone from the office is there. Well she is busy at work this week so I will have to sit and babysit the workers while the work load at the office piles up. So there it is...It is what it is and I should be lucky to have a job.

One for the book
Let me start by apologizing for the lack of post on this blog. I know my faithful followers have been disappointed! LOL.
This has been a busy summer. I feel like it really is summer. There is a buzz in the air in the Village, there is always a wait at Barbara Jeans for lunch dinner and every thing in between, the weather is hot and we can always count on our 4:00 afternoon shower. But this summer has been different that the past two years. We are getting home exhausted, heat weary and ready for a ice cold cocktail or a really big glass of wine. I have been sober the last two summers...no need for it...no problems...hehe...Have we really been missing these folks? Really? Well I know the wallet and bank accounts of our local businesses have. We have too. Welcome back. We may keep the bridge one more year.
One of my biggest problems in the business is finding good cleaners. This year has been no exception. One of my favorites this year..."You told me not to clean the bathrooms" REALLY REALLY.
Today I am dealing with an owner and two HVAC companies. My usual go to guy is being accused of over filling a unit with freon. This guy has been in business for quite some time and would really have no reason to do that. The owner is #1 mad at me for not calling his company. Which he should be, but in a perfect world there would not even be a need for air conditioning. Point taken I hope. I think my HVAC is right and the owner thinks his HVAC guy is right. What to do, what to do. Well my HVAC has decided to refund me the cost of his service call. Thanks Buchan Heating and Air.
Well I could go on and on. Enjoy. Please comment with some of your own funny/and or not so funny stories of your own Property Management nightmares!

Introduction
Let me start by introducing myself...My name is Kim and I am a Property Manager for a vacation rental company. I am tested daily. Some days are better than others. There are days that I think...WOW I should write a book. There are other days when I just go to the bathroom and cry. Today is a Sunday. My favorite and least favorite day of the week. My favorite because it is the only day of the week that I do not have to work. My least favorite because I know Monday is not far away. I am realizing the tone of this is pure misery. But that is not my intention at all. My intention is to have a place to vent, tell stories, possibly ask advise, just a place to go whenI feel I can't take anymore. I would think if you are reading this you may be a property manager yourself. Feel free to comment or post some of your own stories. I daily look for a new job. But I know in my little town..I have a pretty good thing going. So I leave you on this Sunday. My goal is to post every other day. Have a good rest of your Sunday. I am going to enjoy the rest of mine.
